Booking
We will confirm your booking and the total amount payable by email and ask you to provide us with your final o.k. on this also by email within 2 days. This email exchange forms part of our agreement. Should we not receive you final o.k. within 2 days, we will consider the apartment as no longer reserved for you and make it available for others to book. In this case we will consider the agreement as never concluded.
Paying
Within 2 weeks after receiving you final o.k., we are asking you to pay 40% of the total amount payable. As soon as we have received this down payment your booking is finalized. Should we not have received your down payment within the mentioned 2 weeks, we will consider the apartment as not longer reserved for you and make it available to others to book. We will consider the agreement as never concluded.
We are asking you to pay the remaining 60% of the total sum by 4 weeks before arrival at the latest. Should you make your booking within 4 weeks before arrival we will ask you to pay the entire amount payable at once to finalize your booking.
Cancelling
Should you wish to cancel your booking, this can be done free of charge until 4 weeks before arrival. We will refund your entire down payment. Cancellation shorter than 4 weeks before arrival is not possible. A fee of 100% of all costs will be charged when the cancellation is shorter than 4 weeks.
Liability
The apartments are intended for holidays and we expect them to be used only for that purpose. We also expect you to care for the apartment and everything in it as you would care for your own place. Should anything break or be damaged, we expect you to mention it to us immediately and, in principle, we also expect you to pay for the damage.
Any personal injuries, theft or loss of personal belongings or any other damage suffered by you or your travelling companions, no matter what the causes may be, are your sole an full personal responsibility. Also the supervision of your children are your full personal responsibility or the responsibility of your babysitter.
Other matters
In high season (July 1 – August 31) we prefer to rent out the apartments only for a minimum stay of 4 consecutive nights. The rest of the year we are working with a minimum stay of 3 nights.

On the day of your arrival you can move into the apartment as from 15:00 pm. On the day of departure you can stay in the apartment until 10:30.
Gas, electricity, TV (Canal Digitaal), WiFi and linen (bed linen, towels and dish towels) are included in the price. We will change bed linen once a week, when staying 2 weeks or more. Towels we will change twice a week. As an extra and free of charge service, we make sure that the first basic products are present in your apartment, such as toilet paper, coffee, salt & pepper, olive oil, balsamic vinegar and wood for the stoves in winter. The rest of the (re)supply during your stay will be your own responsibility, as we offer self catered apartments. As a guest you can also take basil, parsley and other herbs from the garden, while stocks last and growth is helped by mother nature.
Depending on the apartment we charge 30 or 40 euro cleaning costs per stay. We anyway expect you to leave the apartment behind tidy and broom clean.
Our swimming pool is open from May until September. Should you not bring your own bath towels, you can rent these for 5 euro per person per week.
Heating is very expensive in Italy. The costs of central heating are included in the price for those months that require frequent heating.
In connection with our septic tank we have to oblige our guests to use special toilet paper. We sell this at 43 cent per roll. We do not make a profit on this.
Use of the washing machine is possible at € 5 per wash.
Unfortunately we will not allow pets in the apartments, even though we do like animals.
Any possible additional costs agreed upon during your stay will be discussed and paid on the day before your departure.
Consciousness
We request all our guests to be conscious in the use of energy and all other elements having environmental impact. This means lowering the thermostat at night and when you go out, putting on the dishwasher only when it is really full, do not leave lights and other electric equipment on unnecessarily etc.
The drainage of the house leads to a septic tank and not to a sewer. As a guest you will (should) not notice this at all, but it does mean that everyone needs to be more conscious of what to flush down the sink and the toilet and what not. No gravel, no aggressive cleaning products, no sanitary pads etc., as that type of things are difficult to dissolve in the tank and will effect its well functioning. As mentioned above we oblige our guests to use special toilet paper too.
Regarding the use of joint facilities such as the outdoor kitchen, the garden, outdoor furniture, the swimming pool etc. we are asking you to handle everything with respect for the owners and your fellow-guests during your stay. For us that implies eg. that people urinate in the toilet and not in the swimming pool, to clean up the outdoor kitchen after using it, not to play soccer on the terrace but somewhere behind the house or in the garden.
Regarding noise we expect our guests mainly to take into account and respect their temporary neighbours.
